Downtown Gilbert Is Growing Again: What’s Coming to the Heritage District

If you have driven through Downtown Gilbert lately, you have probably noticed a lot happening. And beginning August 17, you may notice even more construction.
Gilbert Road will be reduced to one lane in each direction near the Heritage Park development while new medians are installed between Juniper Avenue and the Western Powerline Trail. The lane restrictions are currently expected to continue through September 25.
Meet Heritage Park
Heritage Park is one of the major developments helping shape the next chapter of Downtown Gilbert.
The project is bringing together restaurants, retail, residential living and public gathering spaces in the heart of the Heritage District. Plans include approximately 30,000 square feet of retail space, a 17,500 square foot public courtyard, more than 300 surface parking spaces and 288 multifamily residences.
The idea is to build on what people already love about Downtown Gilbert rather than completely change its character.
That is important because Downtown Gilbert has developed its own personality over the years. Restaurants, patios, Hale Theatre, the iconic Water Tower, local businesses and community events have helped turn the Heritage District into a destination rather than simply another downtown area. The Town of Gilbert notes that the transformation actually began decades ago as historic buildings were repurposed into places for dining and gathering.
And Heritage Park Is Not the Only Project
There are several projects contributing to the evolution of the Heritage District, including South Anchor and O.H.S.O. Duckpin Bowling. Gilbert has been actively sharing updates about these projects as part of its broader plans for the district.
I think this is one of the things that makes living in Gilbert interesting. We get to enjoy established neighborhoods, trails, parks and community traditions while continuing to see new restaurants, entertainment and gathering spaces come to town.
What Does This Mean for Gilbert Real Estate?
Development does not automatically mean home values go up, and every neighborhood is different. But amenities matter.
Buyers frequently consider proximity to dining, shopping, entertainment, parks, trails and community spaces when deciding where they want to live. Projects like Heritage Park give residents even more reasons to spend time close to home.
As someone who lives and works in the Southeast Valley, I love watching Gilbert evolve while still holding on to the community feel that made so many of us want to live here in the first place.
